Buying a new home or new condominium pre-construction is fundamentally different from buying resale. Floor plates open in waves. Pricing escalates with each release. Reservation deposits structure your payment schedule for two or three years. The agent you choose at the beginning shapes the entire experience.

Direct developer access

RAD Properties holds direct relationships with the major Miami developers and their sales teams. That means our clients see floor plates and pricing tiers before the public release, often with the ability to reserve preferred units at the first-release price. We do this without taking sponsor commissions that would compromise our loyalty to you.

Active and upcoming projects

The active list shifts monthly. We currently advise on residences and condominium reservations across Brickell, Edgewater, Coconut Grove, Doral, Sunny Isles Beach, and Coral Gables — branded residences, mixed-use towers, boutique mid-rise developments, and gated single-family communities.

What we do for you

  • Review the project’s offering memorandum, condominium documents, and budget assumptions.
  • Compare unit floor plans, light exposure, view corridors, and resale potential.
  • Negotiate the reservation agreement, deposit structure, and upgrade allowances where possible.
  • Coordinate construction-period inspections and pre-closing walkthrough.
  • Manage the closing and key transfer when delivery occurs — often years after reservation.

For investors

New construction can be an attractive investment vehicle — but only when the underlying project is sound. We evaluate the developer’s track record, the financing structure of the project, the resale velocity of similar buildings, and the long-term rental viability of the location before recommending any reservation.
